Quotes

A quote is valid for thirty days and is based on what we could see on the day. Flagstone work hides things: an old drain run, a slab of concrete under the hearth, a floor that turns out to be two floors. Where that happens we stop, telephone, and agree the extra before carrying on. Nothing gets added to an invoice you have not heard about first.

A survey within twenty-five miles of Frome costs nothing. Beyond that it is £80, taken off the first invoice if the work goes ahead.

Prices and payment

The rates published on this site are for 2026 and include VAT: £110 a square metre to lift, clean and relay, £38 to clean only, £68 a square metre for reclaimed blue lias at 50 mm, £6 a cut for sawing and dressing. The minimum job is £950.

On work over £2,000 we ask for a quarter up front, which buys the stone and the lime. The balance is due fourteen days after the floor is finished. We do not take card payments at the yard.

Dates and access

Lead times are given in weeks and we keep to them, with the exception of a hard frost: limecrete cannot be laid below about five degrees and rushing it ruins the floor. If a job is held for weather we tell you the same week.

The room needs to be empty and the electricity on. Floors take between four days and three weeks depending on size, and the room is not usable for any of it.

Reclaimed stone, sold as it is

Stone from the yard is old. Colour runs from grey to blue to brown across a single pallet, thickness varies by up to ten millimetres, and most pieces carry marks from the floor they came out of. That is what reclaimed means and it is not a defect.

Square metres are measured on laid area, not on the sum of the pieces. Allow ten per cent for cutting waste; we will say so again when you order.

Cancelling

Where the contract was agreed at your home rather than at the yard, you have fourteen days to cancel under the Consumer Contracts Regulations 2013. If you asked us to start inside those fourteen days you pay for what has already been done.

Stone cut to a size you specified cannot go back, because nobody else wants a hearth slab of exactly that shape.

The guarantee

Two years on our workmanship: bedding, pointing and levels. If a flag rocks, a joint fails or a line has moved, we come back and put it right at no charge, and that includes the travelling.

It does not cover ground movement under the building, leaks from plumbing or a downpipe, damage from something dropped, or a floor that somebody else has since pointed in cement. Your statutory rights under the Consumer Rights Act 2015 are unaffected by any of this.

If something goes wrong

Ring first. Nearly everything gets settled on the phone or on a second visit, and in twenty-six years we have never been to court over a floor.
